If you are coming to Italy in search of a property to buy, our knowledge of the local housing market can save you time and energy. If you tell us your requirements before your visit, we will suggest possible properties for you to view. We can email you photos and details and even visit properties, to check for suitability, saving you precious holiday time once you arrive.
When you are here, we will accompany you on viewing trips. We can also advise and help you with accommodation, hiring a car and visiting the local attractions.
We will help you with opening an Italian bank account and obtaining your Italian tax code (codice fiscale), which you will need before you can start the buying procedure. We use a local bank, also used personally by all members of the Abruzzo Reality team. We know all the staff very well and they all enjoy welcoming our clients to the area. We do not charge you for these services.
All the non-Italian members of Abruzzo Reality have been through the buying process themselves, as foreigners in Abruzzo, and have subsequently helped many others do the same. So we are well aware of the concerns felt when taking such a large step.
When you have found your house, it may be months before you sign the final act. During this time, when you are back at home, we are on hand to help you - with any information or advice that you may need, to liaise with our estate agent and/or the seller, and to iron out any potential problems.
Our registered estate agent will make sure that all the paperwork is in order, and take everything to the notary office, in time for you to buy your house. It is important that the property is registered on paper exactly as it is in reality and various checks are needed to ensure that all is correct. Our estate agent is qualified to carry out this work and has had many years of experience in doing so; there is no need to pay extra money for a geometra to do these checks. If a geometra needs to get involved, with helping to put right any documents, the seller is financially responsible to pay for the geometra and also the paperwork. This is not something that you, as the purchaser, should be charged for.
We will be with you when you sign the preliminary purchase agreement and when you attend the notary’s office to buy your house. In the event that you are unable to be here, we can act as your Power of Attorney.
Our pre-sales services (which are additional to the normal estate agency services) are available to you at no extra cost. You will only pay once, the standard agency commission, when you purchase your property. We can guarantee that our registered Italian estate agent will be present for viewings, as well as for signings, and all other important meetings. He oversees the whole buying process, so you can feel confident that you are in safe hands. We follow you through the whole process, explaining everything at each stage, and we carry on helping you after the sale as well...
NOTARY SERVICES
We have worked with the same notary for many years. He speaks excellent English and good German. He is a very thorough notary, and also has an endless amount of patience and time for our clients, taking time to explain the whole process and eliminate any worries. He is also very personable and enjoys meeting new people from all over the world and discussing different cultures and histories. He can also help with writing a last will and testament, if this is required.
GEOMETRA/ARCHITECT SERVICES
If you wish to have a survey carried out on your property before you purchase, we can recommend a local geometra, who works lives and works in our area. You can ask him any specific questions that you have about the structure and and about any work that you wish to carry out in the future and he will incorporate this into the survey, at no extra cost. If you wish to obtain a quote for a restoration project, we can arrange a meeting with the geometra before you even put an offer on the property.
